Daily Rate: $295 - $2600 per night

Cancellation Policy

​

The Houses On Manzanita Beach, LLC CANCELLATION/REFUNDS (below) and Guest Rental Agreement executed by Guest.

 


PAYMENTS:

A payment in the amount of 1/2 of the total payment is payable at the time this property is booked. Guest (party making the reservation) will be asked to make this payment by Credit Card or Check (with prior permission) at the end of this online booking process. The balance of payment and any other fees are due as follows:

The Guest full payment is due* 90 days before the date of your arrival. Reservations made within that 90-day window pay the full amount upon confirmation.

 

*The exception to this policy is for the two following seasons:

  • Summer Stays (June - September): Your full balance is due by January 1 of the year of your stay.

  • Holidays: Your full balance is due 120 days before your stay.


Guest may mail a Check to The Houses On Manzanita Beach, LLC (THOMB) with advance permission. Please check with THOMB in advance.

In completing booking, Guest is authorizing THOMB to process payment with the credit card on file provided by Guest as prescribed in this Rental Policy and Guest Rental Agreement.

 


SECURITY DEPOSIT:

 

Guest may be required to provide a Security Deposit by THOMB. Security deposits will be taken as a "hold" for a specified amount and time on your credit card on file. Guests agree to the following Security Deposit policy: Any loss or damage to The Houses on Manzanita Beach, LLC property can be deducted from your deposit including but not limited to the following: number of guests exceeds that which is listed on the rental contract, excessive cleaning/laundry or rearranging furniture that has been moved, damage to the property during the Guest(s) reservation period, replacement of missing items from property (including beach towels), soiling of towels, linens and carpets, costs of cleaning beyond the normal or disposal of more than the alloted amount of garbage, costs to replace door code pad and misuse of items belonging to the property.

WHEN BOOKING MORE THAN ONE HOUSE from THOMB, Guests will provide an additional Security Deposit equal to $2,500 per house. Please see the Security Deposit policy, directly above.

Reed House Cleaning Fees: Two cleaning fees are listed under the Historic Reed House. This is actually a cleaning fee and an $250 accidental damage fee for reported unexpected damage at the house. In other words, if a guest leaves an exterior wooden door open during a rain storm, the resulting damage would have been expected, and is not covered. If someone drops a dishes and breaks one or more, and reports the incident, this would be covered under the accidental damage fee. They are currently listed as "Cleaning Fees," as VRBO requires us to list the damage protection in this way.

 


CANCELLATION/REFUNDS - Refunds and Cancellations are available in the following manner, without exception:

Refunds are available for cancellations made up to 90 days (see exceptions*, below) before your arrival date in the manner specified within this Cancellation Policy and on the Rental Agreement executed between Guest and THOMB. After that time, refunds are not available from THOMB. However, we are including a 5% discount when booking in hopes our guests will obtain Cancel for Any Reason Travel Insurance which covers your stay when you're out of the refund period in accordance with our cancellation policies. Guests are responsible for obtaining their own Travel Insurance and the policies covered by that Insurance. All refunds are subject to a 2.9% service fee.  Please refer to Guest Rental Agreement for further details.

Guests are responsible for obtaining their own Travel Insurance and the policies covered by that Insurance. All refunds are subject to a 2.9% service fee. 

 


RENTAL TERMS:

 

Friday and Saturdays booked together unless prior permission is arranged with THOMB.

THOMB unilaterally and at its sole discretion reserves the right to change or cancel the reservation for any reason with Cancellations/Refunds made as prescribed, above, in the event this property becomes unavailable for rent. There are no exceptions to these Terms and Policies. 

 

All cancellations must be made in writing (email acceptable). 

Guest Agrees to allow THOMB and/or assignees the right to enter due to the following:
a) To make necessary or agreed repairs. b) To supply services agreed upon. c) If the property is for sale, THOMB will give Guest 48 hours advance notice to show the property at reasonable hours d) In case of an emergency, THOMB reserves the right to enter at any time for the purpose of safekeeping or prevention of further damage. Note: Please notify THOMB if Guest(s) will be absent from the property for more than 2 days.

THOMB Responsibility:

a) THOMB will give Guest(s) the right to occupy the unit per Rental Agreement. b) THOMB will provide and maintain appliances in normal working order. THOMB will not be liable for interruption of these services that are beyond control of THOMB. THOMB will also not be responsible for interruption electricity, water, internet or cable television service beyond the control of THOMB. Please promptly notify THOMB of any problems. c) THOMB is not responsible for changes in the weather, access, emergencies or "Acts of God" and Guest(s) expectations. Guest may not end this Agreement nor Rental Agreement because of these interruptions

Guest(s) Responsibility:

a) Notify THOMB of any defects or problems as soon as they are found.

b) Use the property as a place to live on a short term basis as prescribed in Guest Rental Agreement; Guest may not use property for any filmmaking, photoshoots, commercial, unlawful, improper, or offensive purpose.

c) Furniture is not to be moved within or from the property. Any resulting damage from doing this by Guest(s), Guest(s) agree to repair the damage or replace the damaged item(s).

d) Under no circumstances will Guest(s) hold parties/functions/events within or on the property without prior written permission by THOMB.

e) No animals/pets allowed in the property without a prior written request to THOMB, written permission from THOMB, and nonrefundable pet fee(s) as prescribed by THOMB.

f) No smoking within the property of any or all types of combustibles.

g) No shoes to be worn within the property which would cause damage to floors.

h) Guest(s) will obey all house rules posted in the property.

i) Guest(s) responsible for general tidying up the property before departure as standard to the area with such tasks as deposing of garbage in garbage cans, washing all dishes, gathering used linen and starting laundry before departure. Guests put all dirty laundry in a pile by the washer and start one load of towels.  Please leave the house and kitchen tidy. Wash and put away all dishes. If there is a dishwasher, we ask that you please start it before departing. Remove all garbage to the outside cans provided. Guests may use a share of the garbage can(s) provided equal to the number of days of their stay. For instance, if a guest stays one day, their share of the garbage can(s) provided would be equal to 1/7th. Two days would be 2/7ths. If excessive cleaning is determined to be needed by THOMB, we have the right to charge your card for the additional time it takes to clean at a minimum of $45 an hour. If the condition of the house delays or cancels the guest following Guest stay, Guest is responsible for paying for damages due to the cancellation or delay of the subsequent booking.

j) Guests are required to identify all guests staying or visiting on the property with name, unique email address and cell phone number. Further minors will be identified by name only and which is responsible for them.

k) Guests agree that all local, state or federal jurisdiction Covid-19 questionnaires be answered before arrival.



Miscellaneous:

a) Additional housekeeping services during Guest stay may be available by request only and will incur additional fees. b) This Agreement is binding and cannot be modified or terminated by a sudden change of circumstance c) Changes: THOMB must be notified of any changes as soon as possible for which there may be a service charge for each accepted change to the reservation. These changes are only available at the discretion of THOMB. d) Guest(s) must leave permission on the date and time designated within Guest Rental Agreement, unless prearranged, and any additional rent must be paid in advance. Late departures will be charged a fee of no less than $500.00 or the amount owed next Guest scheduled to arrive after departure. of Guest entering into this Agreement and Rental Agreement. e) Abandoned possessions: THOMB will not be responsible for any of Guest(s) personal effects left in or on the Property. THOMB will at their discretion, if Guest(s) personal effects are found, to mail them to Guest. Guest agrees applicable cost for mailing and postage may be charged to Guest credit card on file. g) Property may not be sublet or assigned without the prior consent of THOMB. Such requests must be made in writing and any and all consent of same, at the discretion of THOMB, must also be in writing.

Disclaimer:

Unfortunately, THOMB may not held responsible for any noise pollution including construction outside the perimeter of the property c) Weather, emergencies, or other "Acts of God" in the State of Oregon where the property is located d) Agent acts solely as agent for THOMB, the THOMB has final authority concerning all matters.

GUESTS FOR THEMSELVES AND THEIR RESPECTIVE HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNS, HEREBY RELEASE THE HOUSES ON MANZANITA BEACH AND THEIR RESPECTIVE DIRECTORS, THE OWNER OF THE PROPERTY, OFFICERS, AGENTS, EMPLOYEES, SURETIES, INSURERS, INDEMNITOR, ATTORNEYS, SUCCESSORS AND ASSIGNS FROM ALL CLAIMS, DEMANDS, OR CAUSE OR THING WHATSOEVER RESULTING FROM OR IN CONNECTION WITH THE PROPERTY OF THIS RENTAL CONTRACT, INCLUDING WITHOUT LIMITATION ANY CLAIM, DEMAND OR CAUSE OF ACTION FOR PERSONAL INJURY OR DEATH AND ANY AND ALL LOSS, LIABILITY, COST AND EXPENSE RESULTING FROM ANY CLAIM, DEMAND, SUIT OR CAUSE OF ACTION WHICH MAY BE ASSERTED.

Changes to the Terms of Service:

Provider reserves the right to revise its policies at any time without notice.
