Built in 1916, this fantastic house was owned by the Reed family. Sitting front and center on Beulah Reed Road -- named after the wife in the family -- you'll find the Reed family mentioned throughout Oregon. After deeding a sizable land grant which would become part of Oswald West State Park, the Hwy 101 bridge connecting the park to the highway on Neahkahnie mountain is named after the Reed family. Cousins were founding members of Reed College. The family was very involved with work involving the Portland Art Museum and were part of a thriving arts community in the Neahkahnie community.

This wonderful gem of a house was updated in 2014 to it's original glory with modern conveniences to take advantage of the stellar location -- wide swaths of windows to frame unparelled views; restorations of original finishes, new updated kitchen honoring the gracefulness of the house yet with all the modern conveniences you would want in a big cooks kitchen includig an island seating 4, a big great room with original stone fireplace, 180ยบ views and dining area for 14, entertainment and media room, pool table room, ping pong area, beds and bathrooms galore, a third HD TV area and small library, Last but not least, enjoy the huge deck spanning the front of the house and along the side of the house covering a full lot. Nestled into the side yard is your own private fire pit to gather round and roast S'mores or quiet conversation around a fire with a glass of your favorite beverage.

Your master suite awaits with luxurious king bed, a private sitting room area overlooking the ocean and private cozy bathroom with high end Pratt & Larson tile and Waterworks fixtures, encased in marble floors featuring in floor heating.

Bedroom 2 on the second floor is also a king bedroom with generous walk-in closet. Bathroom 2 on the second floor features marble tile with in-floor heating, vintage tub and fixtures, and spacious storage.

Bedrooms 3 and 4 on the third floor are nestled under a high peaked celing, queen beds and ocean views. Bedroom 5 on the third floor features two built in queen beds tucked under the dormer eves and a big dormer ocean view window and window seat.

Bathrooms 3 and 4 are also on the third floor. Each tucked under the eves with high, sloping ceilings, these quaint bathrooms house a claw foot tub and big shower, respectively, and vintage fixtures. Heated marble floors round off the experience.

Bedrooms 6 and 7 are on the first floor and each house two sets of twin bunk beds suited for youth or adults, in addition to lots of storage. Bathroom 5 is also on the first floor with double sinks, luxurious Hansgrohe Rainshower, and heated floors.

Cancellation Policy
The Houses on Manzanita Beach TERMS & CONDITIONS

PAYMENTS:

-A deposit in the amount of 1/2 of the total payment is payable at the time this property is booked. You will be asked to pay the deposit by Credit Card or Check in the end of this online booking process. The balance of rent and any other fees are due as follows:

Your full payment is due 90 days before the date of your arrival. Reservations made within that 90 day window pay the full amount upon confirmation. The exception to this policy are for the two following seasons:
Summer Stays (June - September): Your full balance is due by January 1 of the year of your stay.
Holidays: Your full balance is due 120 days before your stay.

You can mail a Check to the us if you prefer. Please check with us in advance.

SECURITY DEPOSIT. Security deposits will be taken as a "hold" for a specified amount and time on your credit card on file. Guests agree to the following Security Deposit policy: Any loss or damage to The Houses on Manzanita Beach property can be deducted from your deposit including but not limited to the following: number of guests exceeds that which is listed on the rental contract, excessive cleaning/laundry or rearranging furniture that has been moved, replacement of missing items from property (including beach towels), soiling of towels, linens and carpets, costs of cleaning beyond the normal, costs to replace door code pad and misuse of items belonging to the property.

CANCELLATION/REFUNDS: Refunds for cancellations are available in the following manner:

Refunds are available for cancellations made up to 90 days before your arrival date in the manner specified within this Cancellation Policy. After that time, refunds may be made if another party contacts us to take your full booking for the full booking amount. All refunds are subject to a 2.9% Service Fee. With the exception of the followings bookings:

Summer (June through September): Refunds are available until January 1 of the year you are visiting our property. After that time, refunds may be made if another party contacts us to take your full booking for the full booking amount. All refunds are subject to a 2.9% Service Fee.
Holidays: Refunds are available until 120 days before your arrival at our property. After that time, refunds may be made if another party contacts us to take your full booking for the full booking amount. All refunds are subject to a 2.9% Service Fee.

All cancellations must be made in writing (fax or email acceptable).

RENTAL TERMS:

The Houses on Manzanita Beach unilaterally and at its sole discretion reserves the right to change or cancel the reservation for any reason with refunds made accordingly, in the event this property becomes unavailable for rent. The Houses on Manzanita Beach agrees to use best efforts to secure an equivalent rental property. If this is not possible, The Houses on Manzanita Beach reserves the right to cancel this reservation and return all monies to Guest(s).

Guest Agrees to allow The Houses on Manzanita Beach and/or assignees the right to enter due to the following:
a) To make necessary or agreed repairs. b) To supply services agreed upon. c) If unit is for sale, we will give you 48 hours advance notice to show the unit at reasonable hours d) In case of an emergency, we reserve the right to enter at anytime for the purpose of safe keeping or prevention of further damage. Note: Please notify us if you will be absent from the property for more than 2 days.

Owner Responsibility:

a) We will give you the right to occupy unit per agreement. b) We will provide and maintain appliances. We will not be liable for interruption of these services that is beyond our control. We will also not be responsible for interruption electricity, water, or gas beyond our control. Please promptly notify us of any problems. c) Landlord is not responsible for changes in the weather and guest expectations. You may not end this agreement because of these interruptions.

Guests Responsibility:

a) Notify us of any defects or problems. b) Use the property as a place to live; you may not use it for any filmmaking, photo shoots, unlawful, improper, or offensive purpose. c) Furniture is not to be moved within or from the property. d) No parties/functions/events within the rental property without prior written permission e) No animals/pets allowed in the property without prior written request to The Houses on Manzanita Beach and written permission from The Houses on Manzanita Beach f) No smoking within the property. g) No shoes to be worn within the unit which would cause damage to follows h) Please obey all house rules posted in property.

Miscellaneous:

a) Housekeeping services during your stay may be available by request only and will incur additional fees b) This contract is binding and cannot be modified or terminated by a sudden change of circumstance c) Changes: Owner must be notified of any changes as soon as possible for which there may be a service charge for each accepted change to the reservation d) You must leave permission on the date and time designated, unless prearranged, and any additional rent must be paid in advance. Late departures will be charged a fee of no less than $500.00 e) Abandoned possessions: We will not be responsible for any of your personal effects left in the unit. We will be glad, if found, to mail them to you and have the right to deduct postage from your security deposit g) Property may not be sublet or assigned without prior consent of The Houses on Manzanita Beach.

GUESTS FOR THEMSELVES AND THEIR RESPECTIVE HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNS, HEREBY RELEASE THE HOUSES ON MANZANITA BEACH AND THEIR RESPECTIVE DIRECTORS, THE OWNER OF THE PROPERTY, OFFICERS, AGENTS, EMPLOYEES, SURETIES, INSURERS, INDEMNITOR, ATTORNEYS, SUCCESSORS AND ASSIGNS FROM ALL CLAIMS, DEMANDS, OR CAUSE OR THING WHATSOEVER RESULTING FROM OR IN CONNECTION WITH THE PROPERTY OF THIS RENTAL CONTRACT, INCLUDING WITHOUT LIMITATION ANY CLAIM, DEMAND OR CAUSE OF ACTION FOR PERSONAL INJURY OR DEATH AND ANY AND ALL LOSS, LIABILITY, COST AND EXPENSE RESULTING FROM ANY CLAIM, DEMAND, SUIT OR CAUSE OF ACTION WHICH MAY BE ASSERTED.
